First and foremost, you won’t find a better builder than Dave Barratt. Dave was recommended to us by one of the area’s most respected architects and, from the initial quote to the completion of our house, we were delighted with the choice that we made. Dave and all of his team took a huge pride in the build project which resulted in an excellent quality of work and gave us the feeling that this was not ‘just another job’. The build was completed to schedule and on budget and Dave was always willing to give ideas to adapt and improve our house as we went along. My wife and I purchased our plot in Cotherstone with no previous experience of housebuilding behind us. We regarded it as essential to find the best possible builder to support us in this once-in-a-lifetime venture, and sought advice from our architect who immediately recommended Dave Barratt as being ‘as good as they get’. I can confirm that all our experiences over the eight-month construction cycle more than justified the architect’s claim.

Our initial meeting set the scene. Dave was friendly, businesslike and, above all, informative. Had we not engaged him, the advice and wise counsel we received would have been well worth the meeting. As it was, we were immediately convinced that this was a man we could trust with our biggest ever project. He gave an honest assessment of the possible problems and suggested one or two opportunities that had not occurred to us, following these up with a firm, written costing, fully explained. Upon our acceptance this was translated into a contract with detailed staged payments which spread the load sensibly and in the interests of both parties.

Within, it seemed, hours of our completing the land purchase, Dave’s men were on site. This was October with winter looming and Dave impressed on us the importance of producing a sealed shell before the worst of the winter weather arrived.

Early progress was spectacular, both as regards speed of construction and obvious quality of build. My wife had spent considerable time discussing the footprint with Dave and at each stage he met with us to see footings, foundations and before long, walls appear. Helpfully to select materials Dave had taken us to view one of his other nearby builds, where both the stone and finish were exceptional, but the results surpassed even our great expectations. We noted that Dave worked personally alongside each of his teams as the building rose and that there was a great rapport evident. As each element appeared (stonework, guttering, roofing etc.) it was evident that not only were the materials of the highest quality, but so was the workmanship: it was clear that a search for perfection emanated from the top, that is, from Dave. By Christmas Eve the structure was complete and sealed as promised, despite the difficulties offered by the December weather.

Resuming in the new year, attention moved to the interior of the house. Here Dave’s input was, if anything, even more pronounced. As beginners in the house building business we were unaware of many potential pitfalls, but Dave steered us with his great experience through each of these, always listening and trying to provide our vision of the house, but ensuring that apparently minor issues such as positions of doors and radiators, lighting, electric points etc. did not cause unintended problems when we moved in. Six months later we bless him every day over some small point that works!

At the same time the search for perfection apparent in the construction in general was matched by the internal finish. Samples of wooden flooring appeared, the tiling was completed to a superb standard, doors were chosen to complement the interior woodwork, underfloor heating was debated, adopted and fitted, the fitting of our kitchen built elsewhere was project managed expertly: I could continue.

The proof of the pudding however is in the eating. Six months have passed since the hand-over and we feel privileged every day to be living in our wonderful new house. There have been no major problems: indeed on consideration, it is hard to come up with a single minor issue. Friends visiting invariably comment above all on the quality of finish both internal and external. Our abiding memories of Dave will be of a great builder, an expert in his field and a thoroughly decent human being who was always prepared to go the extra mile and who, if he ever felt impatient with a pair of beginners, never for a moment showed it!
